Quantity Surveyor – Commercial
About the role
e commercial position of assigned projects - monitor profitability, cost exposure, and cash flow throughout execution
Review contract terms at project award to flag commercial risks early (payment terms, retention, liquidated damages, bonds)
Manage the project's commercial relationship with the client, ensuring entitlements are protected and obligations are met
Prepare and present commercial status reports to senior management, highlighting risk and opportunity areas
Payment & Valuation
Prepare and submit interim payment applications, ensuring maximum legitimate entitlement is claimed each cycle
Negotiate valuations with client/consultant QS teams to resolve disputes over assessed amounts
Track certified vs. claimed amounts and follow up on payment delays
Manage final account preparation and negotiation through to close-out
Subcontractor Commercial Management
Review and negotiate subcontractor commercial terms, ensuring back-to-back alignment with the main contract
Assess and approve subcontractor payment applications and final accounts
Manage commercial disputes with subcontractors, escalating where necessary
Variations & Claims
Lead the commercial evaluation and pricing of variation orders
Prepare and negotiate claims related to scope changes, delays, and disruption from a commercial/cost perspective
Work with the Planning team on Extension of Time (EOT) claims, ensuring the cost/commercial narrative is properly substantiated
Assess counterclaims and commercial risk exposure from client-side variations or instructions
Risk & Contract Compliance
Monitor contractual obligations and deadlines (notices, submissions, approvals) to avoid entitlement loss due to missed timelines
Advise project teams on commercial implications of proposed decisions before they're made
Maintain awareness of contract conditions (FIDIC or equivalent) and flag deviations from standard risk positions
What You Bring
Bachelor's degree in Quantity Surveying, Civil Engineering, or a related field
6–10 years of QS experience, with at least 3+ years specifically in a commercial/contracts-focused capacity (not just measurement)
Strong understanding of contract law fundamentals and FIDIC (or equivalent) contract conditions
Proven experience negotiating valuations, variations, and final accounts
Confident, credible communicator - this role involves direct commercial negotiation with clients and consultants
A Plus
RICS membership or working toward chartership
Experience handling formal claims or dispute resolution (arbitration/DAB exposure)
Background in steel structure, PEB, or industrial construction contracts
