A Senior Manager is responsible for overseeing project lifecycles, managing cross-functional teams, and ensuring profitability. They bridge the gap between executive directors and ground-level execution, balancing construction timelines with financial budgets.

Roles & Responsibilities:

Project Execution & Operational Delivery

Timeline Oversight: Monitoring construction milestones to ensure residential or commercial projects are delivered on schedule.

Vendor Management: Selecting negotiate with, and supervise main contractors, architects, MEP engineers, and raw material suppliers.

Quality & Safety Assurance: Enforcing strict compliance with structural engineering standards, local building codes, and safety regulations.

Budgeting & Financial Control

Cost Optimisation: Approving project budgets, monitor cash flows, and implement cost-control measures to prevent budget overruns.

Billing Approval: Reviewing and verifying contractor invoices, milestone claims, and procurement expenses.

ROI Optimization: Strategizing ways to maximize profit margins during construction procurement and design phases.

Regulatory Compliance & Legal Approvals

Liaison with Authorities: Overseeing the procurement of plan sanctions, environmental clearances, occupancy certificates, and RERA compliance.

Risk Management: Identifying legal, financial, or structural risks early and implement mitigation strategies.

Team Leadership & Collaboration

Cross-Functional Synergy: Coordinating and communicating between site engineering, architectural design, finance, legal, and sales teams.

Performance Management: Setting clear KPIs, mentor middle managers, and evaluate the performance of site and office teams.
