The Opportunity

This is an exciting opportunity to join a global healthcare organisation with a substantial and diverse property portfolio spanning New Zealand. Based in our Newmarket office, with regular nationwide travel, you will lead Bupa's national property asset management function across our retirement village and care home portfolio.

As National Property Manager, you will play a critical leadership role in ensuring our portfolio remains safe, compliant, sustainable and fit for purpose. You will lead a national team spanning multiple regions, drive consistent property asset management practices, and oversee the delivery of maintenance, refurbishment and capital programmes that support both operational performance and resident experience.

Leadership and Capability

Lead, coach and develop a national team spanning multiple regions

Foster a high-performance culture focused on accountability, collaboration and continuous improvement

Build organisational capability through mentoring, succession planning and capability development

Strategic Portfolio Management

Develop and execute property and asset management strategies that maximise portfolio performance and value

Balance long-term asset planning with operational priorities and business needs

Support capital planning and investment decisions across the portfolio

Property Compliance and Risk

Ensure robust compliance, health and safety, and asset assurance processes are embedded across all sites

Property Maintenance and Refurbishment

Oversee the delivery of maintenance and refurbishment programmes to ensure assets remain safe, well-presented and fit for purpose

Drive consistency, quality and value for money across maintenance and capital works activities

Ensure projects are delivered efficiently with minimal disruption to residents and operational teams

About You

As a leader in your field, you will be able to demonstrate experience operating in a large, complex organisation with a multi‑site property / asset portfolio, coupled with grounded commercial acumen and ability to balance the strategic long term and immediate asset priorities while delivering results.

Additionally, you will be able to demonstrate:

Tertiary qualified in property, facilities / asset management, civil engineering, construction management or related field

A minimum 12+ years' experience in property, facilities, or asset management, including 3+ years in a leadership role managing multi-site or geographically dispersed teams

People leadership, including mentoring, coaching and building capability

A strong track record in health and safety and asset compliance management, preferably within a regulated or high-compliance-risk environment

Exceptional stakeholder skills with an ability to navigate complexity across multiple stakeholders

Experience with asset or work order management systems
