Construction Scheduler and Cost Manager

Position Summary
The Construction Cost Manager / Project Scheduler is responsible for providing comprehensive project controls support through cost management, schedule development, monitoring, and reporting activities. This role supports project teams, owners, contractors, and stakeholders by analyzing project performance, maintaining accurate cost and schedule data, identifying risks, and providing actionable insights to support successful project delivery.
The ideal candidate has strong experience in construction project controls, cost forecasting, Primavera P6 scheduling, earned value analysis, change management, and reporting for complex construction projects.
Responsibilities & Duties
Cost Management & Project Controls
Develop, maintain, and monitor project budgets, cost reports, forecasts, and financial dashboards.
Track project expenditures, commitments, invoices, and forecasted costs to identify potential cost impacts and variances.
Perform cost analysis and provide recommendations to project leadership regarding budget performance and financial risks.
Review contractor cost proposals, change orders, and potential change requests for accuracy, completeness, and alignment with contract requirements.
Support the development and maintenance of project cost control procedures, reporting standards, and best practices.
Prepare monthly cost reports, executive summaries, and project performance reports for clients and stakeholders.
Monitor contingency usage, allowances, commitments, and overall project financial health.
Assist with reconciliation of project budgets, commitments, and actual costs.
Analyze trends and identify potential cost overruns, savings opportunities, and corrective actions.
Project Scheduling & Planning
Develop, update, and maintain detailed construction schedules utilizing Primavera P6 and/or other scheduling software.
Review contractor baseline schedules, recovery schedules, and schedule updates for compliance with contract requirements.
Analyze critical path activities, project milestones, float, sequencing, and potential schedule impacts.
Perform schedule reviews including logic checks, resource loading, progress validation, and delay analysis.
Monitor project progress and compare actual performance against planned milestones.
Facilitate schedule review meetings with owners, contractors, designers, and project stakeholders.
Identify schedule risks, constraints, and potential delays while providing mitigation recommendations.
Support development of project recovery plans and schedule acceleration strategies.
Review contractor time impact analyses (TIA), delay claims, and schedule narratives.
Prepare schedule updates, look-ahead reports, milestone tracking reports, and executive-level schedule presentations.
Change Management & Risk Analysis
Evaluate the cost and schedule impacts associated with proposed changes, RFIs, design modifications, and unforeseen conditions.
Assist project teams with change order management, tracking, and reporting.
Analyze project risks and develop mitigation strategies related to cost, schedule, and construction execution.
Maintain change logs, risk registers, and project controls documentation.
Provide recommendations to minimize project impacts and improve project outcomes.
Reporting & Communication
Prepare accurate and concise project controls reports for owners, executives, and project stakeholders.
Develop dashboards and presentations highlighting project status, trends, risks, and opportunities.
Communicate schedule and cost impacts clearly to project teams and leadership.
Collaborate with project managers, superintendents, architects, engineers, contractors, and consultants.
Participate in project meetings and provide cost and schedule updates.
Quality Assurance & Documentation
Maintain organized project records, cost documentation, schedules, and supporting analyses.
Ensure project controls deliverables comply with client standards, contractual requirements, and industry best practices.
Support audits, project closeout activities, and lessons-learned documentation.
Promote consistent project controls processes across multiple projects.
Assists with special projects and other duties as assigned to ensure team success.
Required Qualifications
Bachelor’s degree in Construction Management, Engineering, Business, Finance, or related field preferred.
5+ years of experience in construction project controls, cost management, scheduling, or related construction management roles.
Experience supporting large-scale commercial, infrastructure, aviation, healthcare, institutional, or public works projects.
Strong knowledge of construction processes, contract administration, and project delivery methods.
Proficiency with Primavera P6 and/or Microsoft Project.
Experience with cost management systems, project management software, and reporting tools.
Strong analytical, organizational, and problem-solving skills.
Ability to interpret construction drawings, specifications, contracts, and project documentation.
Excellent written and verbal communication skills.
Preferred Qualifications
Experience working on complex projects
Experience with Primavera P6 Professional, Procore, Bluebeam, Power BI, or similar project controls platforms.
Experience with earned value management (EVM) principles.
Knowledge of CPM scheduling methodologies and delay analysis techniques.
Experience supporting airports, transportation, government, or other highly regulated projects.
Certifications such as:
AACE Certified Cost Professional (CCP)
AACE Planning & Scheduling Professional (PSP)
PMI Scheduling Professional (PMI-SP)
Certified Construction Manager (CCM)
Pay: $105,000.00 - $125,000.00 per year
