What this opportunity involves:

As an Operations Manager at JLL, you'll be at the heart of creating and sustaining safe, productive environments where people can thrive. Working within our Engineering & Operations Solutions team in Queensland, you'll enhance asset value through comprehensive operational management of our clients' facilities. Your role combines technical expertise with strategic thinking—overseeing everything from building services and contractor performance to sustainability initiatives and capital project delivery. We believe the most effective teams are built when everyone is empowered to thrive, and in this role, you'll have the autonomy to drive operational excellence while collaborating closely with Centre Management Teams to ensure the proper and efficient operation of all physical aspects of your portfolio. An overview of the role:

Actively manage Workplace Health & Safety requirements, ensuring full compliance with client and JLL safety plans while maintaining risk management programs that include annual independent audits

Proactively manage and maintain building services to the highest standards, monitoring operational expenditure to perform within +/- 2% of approved annual budgets

Oversee contractor performance and procurement processes, ensuring all vendors comply with Risk Management Policies, Work Safe Procedures, and relevant legislation while delivering best value to clients

Facilitate retail tenancy design reviews, manage fitout contractors on-site, conduct inductions and pre-start meetings, and ensure compliance with centre fitout guidelines and insurance requirements

Partner with Centre Managers to actively manage capital expenditure budgets, maintain Asset Registers and Lifecycle Plans, and participate in budget creation processes

Drive sustainability initiatives by collaborating with teams to meet annual targets, manage waste streams efficiently, minimize utilities consumption, and report on energy, water, and waste performance

Respond promptly to tenant requests, maintain current essential services certification, and ensure all high-priority hazards are rectified in a timely manner

Support the Operations Assistant through ongoing mentoring and development programs, fostering their professional growth

Sounds like you? This is what we are looking for:

Minimum of five years' experience in building services or other directly transferable operational management roles

Sound technical aptitude with trade qualifications highly regarded

Demonstrated ability to manage budgets, forecasts, and operational expenditure with strong attention to financial performance

Excellent organizational skills with proven ability to prioritize competing workloads in fast-paced environments

Strong written and oral communication skills, capable of engaging effectively with diverse stakeholders including contractors, tenants, and senior management

Computer literacy and IT knowledge to an intermediate level, including proficiency with operational management systems

Thorough understanding of Workplace Health & Safety legislation, Building Code of Australia, Australian Standards, and Disability Discrimination Act requirements

Committed to diversity, equity, inclusion, and providing a safe workplace for all

Previous experience within a construction or retail fitout environment is beneficial

Experience in contractor tender processes, vendor management, sustainability initiatives, and capital project coordination is highly valued
