About this Role:

The Property Manager has full responsibility for all aspects of an allocated portfolio of residential properties, providing efficient and accurate day-to-day management and serving as the primary point of contact for clients and customers. The role encompasses property management, maintenance oversight, financial administration, health and safety compliance, contractor management, and client relationship management across a portfolio of leasehold and/or AST properties.

Main Duties and Objectives:

Manage a portfolio of leasehold and/or AST residential properties to a high standard.

Build and maintain strong client relationships and attend, organise, and minute AGMs, EGMs, Directors' Meetings and resident meetings.

Act as the primary point of contact for customer enquiries and ensure timely responses.

Support colleagues by acting as secondary contact for customer enquiries during absences.

Communicate regularly with customers through correspondence, newsletters, websites and other channels.

Conduct regular site inspections and provide detailed reports using company systems.

Line manage onsite staff, including reviews and performance management.

Oversee planned and reactive maintenance, repairs and service contracts.

Manage major works projects in conjunction with surveyors and professional consultants.

Prepare and review service charge budgets and monitor expenditure and cashflow.

Support service charge collection, debt recovery and annual accounts processes.

Manage insurance policies and claims administration.

Ensure compliance with Health & Safety regulations, risk assessments and Golden Thread requirements.

Manage legal and compliance-related property matters, including LPE1 enquiries and licences for alterations.

Maintain property records and ensure regulatory compliance.

Promote the business through networking, referrals and support for new business opportunities.

Ensure all activities are carried out in accordance with ARMA guidelines, IRPM Code of Conduct, RICS standards and relevant legislation.

Essential Skills:

Previous residential property management experience.

Strong knowledge of leasehold property management practices.

Understanding of Landlord and Tenant legislation.

Knowledge of RICS, ARMA and industry best practice guidelines.

Ability to manage multiple properties, priorities and stakeholders simultaneously.

Excellent customer service and relationship management skills.

Strong written and verbal communication skills.

Financial awareness including budgeting and service charge management.

Experience managing contractors, consultants and maintenance projects.

Good organisational and time management skills.

Competent IT skills including Microsoft Office.

Ability to work independently and take ownership of a property portfolio.

Knowledge of health and safety compliance requirements within residential property management.

Bonus Skills:

Membership of a professional body such as IRPM, ARLA or RICS.

Experience using MRI Qube PM.

Experience using Fixflo.

Knowledge of major works project administration and Section 20 consultation processes.

Experience managing insurance claims within residential properties.

Previous line management experience.

Understanding of company secretarial requirements and Companies House obligations.
