Residential High-Rise Construction Company
Position Overview
The Business Development Manager will be responsible for identifying, pursuing, and securing new construction contracts (residential high-rise projects, redevelopment, and allied works) to drive the company's revenue growth. The role requires strong market intelligence, relationship-building with developers/landowners/housing societies, and the ability to convert leads into signed contracts.
Key Responsibilities
New Business Acquisition
Identify and pursue new construction contract opportunities - developer tie-ups, redevelopment projects (SRA, cluster redevelopment, cooperative housing societies), turnkey contracts, and government/institutional housing tenders
Build and maintain a strong pipeline of prospective clients: real estate developers, landowners, housing societies, PMC firms, and government housing bodies
Track upcoming land parcels, redevelopment opportunities, and tender announcements across Mumbai/MMR region
Represent the company at industry events, builder associations (CREDAI, etc.), and networking forums to generate leads
Client & Relationship Management
Build long-term relationships with developers, architects, PMC consultants, and society redevelopment committees
Understand client requirements and coordinate with technical/estimation teams to develop competitive proposals
Act as a key point of contact during the pre-contract negotiation phase
Proposal & Tender Management
Prepare and submit EOIs, RFPs, and tender documents in coordination with the estimation and technical team
Coordinate pricing/costing inputs with the estimation/costing department to ensure competitive yet profitable bids
Negotiate commercial terms, payment schedules, and contract conditions with clients
Ensure timely submission of all pre-qualification documents, company credentials, and past project portfolios
Market Research & Strategy
Track competitor activity, market pricing trends, and upcoming redevelopment/construction opportunities in Mumbai/MMR
Provide inputs to leadership on which project types/segments (redevelopment, luxury residential, affordable housing, government housing) to prioritize
Identify potential joint ventures, land-owner tie-ups, or strategic partnerships that support company growth
Coordination & Handover
Work closely with the estimation, legal, and project execution (GM/Site) teams to ensure smooth handover of secured contracts
Support in due diligence coordination (legal title, RERA registration readiness, approvals status) before contract finalization
Maintain CRM/pipeline records and provide regular sales/business development reports to management
Key Result Areas (KRAs)
Number and value of new contracts secured (₹ value target, annual)
Conversion ratio of leads/tenders to signed contracts
Growth in company's project pipeline (₹ value of live opportunities)
New client relationships/developer tie-ups established
Timely and quality proposal/tender submissions
Required Qualifications
Bachelor's degree in Civil Engineering, Construction Management, or Business Administration (MBA preferred)
8–12 years of experience in business development/sales within the construction, real estate, or infrastructure sector
Proven track record of securing construction contracts - redevelopment, EPC, or turnkey residential projects
Strong existing network with developers, landowners, architects, PMC firms, and housing society redevelopment committees in Mumbai/MMR
Working knowledge of RERA, redevelopment norms (SRA/cluster redevelopment), and tendering processes
