Role Mandate:

We currently have an open position for a Manager of Real Estate, based out of our Calgary office. Reporting to the Director of Real Estate, the Manager of Real Estate is responsible for sourcing and reviewing new store locations, conducting financial feasibility, analyzing site plans, reviewing, managing and negotiating lease documentation, and assisting in advancing projects through the municipal process. The job requires travel (approximately 15% of the time) throughout all major Western Canadian markets and occasionally to Toronto.

Accountabilities:

Evaluate and analyze new store locations and retail developments

Work directly with industry stakeholders to source new store locations to meet the growth needs for all Loblaw banners

Analyze proforma to determine financial feasibility of new store locations and assist team in conducting due diligence

Review, manage and negotiate real estate contracts including letters of intent, offers to lease, leases, lease amendments, lease renewals and purchase and sale agreements

Prepare and deliver real estate presentations for senior executive approval

Develop and maintain relationships with developers, landlords and brokers across Western Canada

Negotiate rental rates for up-coming lease renewals for all Loblaw banners

Assist the store design, development and construction teams to ensure that stores are designed appropriately and completed on time

Assist in retail site design for prospective sites

Support the operating businesses with real estate related matters

Respond to ad hoc requests within the business

Role Requirements:

Post secondary education is required

2+ years’ experience in the commercial real estate industry

Direct experience in lease negotiation

Proficiency in Microsoft Office (Word, Outlook, Excel, PowerPoint, OneNote) and related applications and systems

Strong problem-solving skills with demonstrated creative, innovative and critical thinking

Keen negotiation skills and attention to detail

Ability to successfully prioritize and balance multiple projects with varying levels of complexity and competing timelines

Effective oral & written communication skills with demonstrable ability to present ideas in a clear and concise manner

Upbeat, motivated self-starter and independent worker

Ability to effectively collaborate and work together with multiple teams towards a common goal

Valid Driver’s License
