Job Description:
The Assistant Project Manager prepares the project labor schedule and budget for all assigned projects. The Assistant Manager coordinates activities of all consultants and engineers as well as provides the leadership, planning, organization, direction, coordination, and control to meet the profit and growth objectives on all projects assigned.

What You Will Do
Assists in the overall responsibility for the successful initiation, planning, design, execution, and monitoring, controlling and overall closure of residential high-rise projects.
Overall coordination of residential high rise construction projects under the direction of the Project Manager, and in collaboration of the Development Manager, site staff, subcontractors and consultants
Aligns projects with Companies high standards
Pre-Construction / Construction Coordination
Develops, tracks, and maintains project schedules
Reviews critical path, and quickly adapts or accelerates projects to meet deadlines
Reports, and updates Project Manager or Directors of project schedule
Assists in quantity take off, bid tendering/buy outs process and contract administration
Costs estimating and budget development in collaboration with others in the team
Reviews and costs analysis of material purchase
Maintains project cost data base
Prequalifies vendors and subcontractors
Drafts subcontracts
Overall planning and defining of project scope for all subcontractors, and employees
Manages project resource allocation from internal and external resources
Oversees project documentation, communication and reporting
Processes RFI's, bulletins and submittals
Stamps and sends out Submittals and transmittals to subcontractors.
Manages change orders and subcontractor invoice
Field Engineering
Responsible for overall Quality Control
Prepares Project Specific Safety Plans
Conducts site safety reviews
Reviews and updates RFI's, sketches and bulletins on field drawings
Prepares daily reports and monitor subcontractor activities as directed by Site Manager
Develops and maintains punch lists
General
Manages changes in project scope, identifies potential issues, and devises contingency plans if required
Trouble shoots and problem solving
Oversese project team including Project Coordinators, Superintendents and Project Engineers
Assists in ensuring the project is built on budget, on schedule and on drawing specifications
Participates in post project review with key project personnel
Performs other duties as required.
What You Bring
Minimum 3 years of Project Engineer experience
Experience in ground up high-rise construction.
Associate’s degree or higher in Interior Design, Interior Architecture, Construction Management, or related field preferred
Strong knowledge of construction methods, detailing, and building codes
Proficiency in MS Project, MS Outlook, MS Word, MS Excel, and MS Windows
Ability to guide, direct, and coordinate a department with five or more employees
Demonstrated ability to effectively run a department in an efficient manner
Ability to read, analyze, and interpret prints, architectural drawings, financial and job cost reports
Excellent knowledge of the industry and trends impacting the business
Excellent customer service orientation and excellent interpersonal skills
Excellent oral and written communication skills
Develop and maintain punch lists for residential units and amenity spaces
Assist in preparing project-specific safety plans and conducting site safety reviews
Troubleshoot field conditions and coordinate design solutions with consultants
Salary Range:
$120,000-$140,000
