About the role

Job Overview

We are seeking a dynamic and experienced Lead/Senior Superintendent to oversee construction projects from inception to completion. This role is a highly autonomous, field-forward leadership position driving the successful execution of a multifamily residential, an 8-story wood-frame residential mixed-use project. The development features ground-level retail, below-grade parking, and a zero-lot-line footprint along a busy transit corridor, demanding a technical problem-solver who can take absolute ownership of the site.

Role & Responsibilities

1. Procurement & Buyout Leadership

Comprehensive Buyout: Lead the procurement process for all trades. Develop detailed scopes of work, solicit bids, level proposals, and negotiate final subcontracts.

Scope Gap Mitigation: Identify and eliminate "gray areas" between trades before contracts are signed. Take absolute ownership of transition details to ensure no scope is left unassigned.

Subcontractor Pre-qualification: Leverage your local network to vet and onboard highly capable, financially stable trade partners suited for mid-rise construction.

2. Site Leadership, Sequencing & Execution

Trade Sequencing & Workflow: Mastermind the complex choreography of trade stacking on a zero-lot-line urban site. Sequence crane time, material hoisting, and overlapping trade workflows (e.g., framing floor 4 while MEP rough-in starts on floor 3) to maximize daily productivity without causing trade collisions.

Constructability & Issue Resolution: Act as the ultimate on-site problem solver. Proactively identify drawing conflicts and structural/MEP clashes before they impact the field. When issues arise, do not just push RFIs to the design team - bring highly constructable, cost-effective solutions to the table to keep the critical path moving.

Schedule Management: Drive the master schedule (Procore/MS Project/P6). Conduct weekly subcontractor coordination meetings and hold trade foremen accountable for their daily manpower commitments.

Logistics & ROW Management: Develop and execute comprehensive site logistics plans. Manage complex SDOT Right-of-Way constraints, lane closures, crane swings, and just-in-time material deliveries along the busy Roosevelt Way corridor.

Quality Control: Oversee rigorous QA/QC programs, paying specific attention to building envelope detailing, waterproofing, and structural transitions in mid-rise podium construction.

3. Safety & Compliance

Safety Enforcement: Enforce a zero-tolerance safety culture. Ensure strict compliance with all WISHA/L&I safety protocols and maintain comprehensive daily logs and inspection records.

City Coordination: Manage site inspections and relationships with SDCI, SDOT, and relevant third-party testing agencies.

Qualifications

Education: High school diploma or equivalent required. Associate’s or Bachelor’s degree in Construction Management or a related field is preferred.

10+ years of commercial construction experience with a proven track record as a Lead/Senior Superintendent on mid-rise multifamily projects (specifically 5-over-2, 5-over-3, or mass timber over concrete podiums).

Demonstrated experience independently managing the buyout process and sequencing complex trade stacking on projects exceeding $20M.

Deep expertise in the Seattle construction market, including a strong network of local subcontractors and working knowledge of Seattle DCI and SDOT permitting/inspection processes.

Strong technical fluency with construction management software (Procore, Autodesk Build) and scheduling tools.

Exceptional leadership and conflict-resolution skills, with a reputation for being a field-engineer who solves constructability issues rather than just reporting them.

Certifications and/or Licenses

First Aid and CPR trained, CESCL, and 30 Hour OSHA

Special Skills

Proven written and verbal communication abilities; strong overall management, planning, problem solving and negotiation skills. Delegates work appropriately; proficient using computer applications, specifically Microsoft Office products, Microsoft Project, Procore and Bluebeam.
