What we offer
The Marketing Manager is responsible for the planning, execution, and optimization of marketing strategies that drive traffic, engagement, and sales across a portfolio of low-rise communities and multi-storey developments. This role partners closely with Sales, Development, and external agency partners to deliver integrated campaigns that position each community for success across its lifecycle, from pre-launch through sell-out.
What you’ll do
Develop and execute comprehensive marketing plans for low-rise and multi-storey projects, aligned to business objectives and sales targets
Support go-to-market strategies, including positioning, branding, pricing support, and launch sequencing
Partner with Sales leadership to align marketing initiatives with traffic generation and conversion goals
Manage marketing calendars, campaign timelines, and community launch schedules
Lead the execution of integrated campaigns across digital, print, social, email, and on-site channels
Manage paid media (search, display, social) in collaboration with central marketing and agency partners
Ensure consistent brand standards and messaging across all marketing materials
Coordinate production of marketing assets including renderings, floorplans, brochures, and signage
Monitor campaign performance and KPIs including traffic, lead volume, conversion rates, and cost per lead
Provide regular reporting and insights to inform strategy adjustments and improve ROI
Leverage CRM and digital analytics tools to track customer journey and marketing effectiveness
Recommend and implement continuous improvements based on performance data
Track spend against budget and ensure cost-effective allocation of resources
Review and approve invoices from vendors and agency partners
In conjunction with central marketing, support the development of compelling value propositions and customer messaging for each community
Ensure alignment between product design, pricing, and target buyer profiles
Contribute to design and experience of sales centres and presentation materials
Maintain a strong understanding of competitive landscape and market trends
What you bring
5–8+ years of marketing experience, preferably in real estate, new home construction, or related industry
3+ years of managerial experience
Proven track record managing multi-channel marketing campaigns and project launches
Strong project management skills with the ability to manage multiple priorities in a fast-paced environment
Analytical mindset with experience using marketing performance data to drive decisions
Experience working with external agencies and vendors
Strategic Thinking: Ability to translate business goals into actionable marketing plans
Execution Excellence: Strong attention to detail and ability to deliver high-quality outputs on time
Collaboration & Influencing: Builds effective partnerships across Sales, Development, and external partners
Customer Focus: Deep understanding of the homebuyer journey and decision drivers
Adaptability: Comfortable managing changing priorities across multiple communities
Bonus points
Experience supporting both low-rise (singles, towns) and multi-storey (condo/apartment) developments
Compensation
The expected base salary range for this position is $85,000 – $120,000. Actual pay may vary depending on your job-related knowledge, competencies, and skills. We recognize that exceptional situations may fall outside this range, and we encourage all interested candidates to apply.
You are also eligible to participate in Mattamy’s annual bonus program which gives you the opportunity to increase your total compensation if business and individual goals are achieved.
