Job Summary We are seeking a dynamic and detail-oriented Project Manager to lead office-to-residential conversion projects from inception through completion. Responsibilities
Lead the planning, execution, and closing of office-to-residential conversion projects, ensuring adherence to project scope, schedule, and budget.
Serve as the primary point of contact for contractors, architects, government authorities, and internal teams.
Review blueprints, schematics, and contracts to verify project requirements and compliance with building codes and regulations.
Manage procurement processes including construction estimating, bid evaluations with HeavyBid or similar tools, and contract negotiations.
Oversee project scheduling activities, monitor progress on-site and in-office, and adjust plans proactively to mitigate delays or issues.
Track project milestones, document progress, and facilitate communication among team members.
Coordinate with NYC agencies such as DOB, Landmarks Preservation Commission, FDNY, etc. in terms of permitting and entitlement.
Ensure safety protocols are followed on-site through regular site visits and inspections; coordinate with construction teams to maintain a safe working environment.
Prepare comprehensive reports on project status, risks, and opportunities for continuous improvement.
Skills
Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field.
5–10 years of direct project management experience with a focus on major renovation/conversion projects.
Proven track record managing commercial or residential projects in New York City; experience with office-to-residential conversions is highly preferred.
Strong established relationships with NYC municipal agencies and in-depth knowledge of NYC zoning, building codes, and the complete approval and permitting process.
Excellent communication, negotiation, and leadership skills.
Strong proficiency in construction management software including ProCore, Bluebeam, Primavera P6, Civil 3D, HeavyBid, and other project scheduling tools.
Excellent understanding of blueprint reading, schematics interpretation, and construction site operations.
Skilled in contracts administration, construction estimating techniques, and cost control strategies.
Effective project coordination abilities with a track record of managing multidisciplinary teams across multiple phases of construction.
Exceptional time management skills with the ability to prioritize tasks efficiently under tight deadlines.
Knowledge of civil engineering principles relevant to residential conversions; familiarity with local building codes and permits is preferred.
Pay: $90,000.00 - $120,000.00 per year
