Duties & Responsibilities : Account Lead

Account Lead will have responsibility for the management of a wide range of issues, from

strategic contracts management to input on day-to-day operations. This position needs to

be highly familiar with the service structure, including responses to requests

for assistance on Facilities Management issues from client staff and

arrangements pertaining to all operating expenditures. This position will form a part of

the team that will provide a professional, value-focused service aimed at meeting or

exceeding the client’s expectations.

Lead the JLL management and Site team in the delivery of facility management services.

Coordinate with all city SPOCs towards efficiently carry out the tasks assigned as per the contract.

Ensure that the services are delivered in line with the contractual commitments and

within budgets.

Define the technical, commercial terms and conditions; define the operational scope and

delivery of various Contracts being managed by JLL

Support client towards implementation of managing agent contracts and sharing the updates on such contracts and their delivery

Develop a Service Level Agreements and assist the Jones Lang LaSalle procurement

department in closing Service Level Agreements between Jones Lang LaSalle and its

vendors.

Evaluate the team deployed by Vendors on site to ensure correct level and scale of

resources.

Assess Service Levels and Performance Indicators with the client representative and

define the mechanism to assess the performance levels of various subcontractors.

Ensure that all the Key performance indicators are achieved as per the contract

Control and supervise the transport operations for the account.

Assess performance of the subcontractors based on performance assessment criteria as

agreed jointly between, Jones Lang LaSalle and its subcontractors.

Setting annual goals for generating savings in area of such as energy and cost of

maintenance operations.

Ensure compliance of minimum wages acts for payments and statutory compliance

through specialist professionals.

Ensure all the building compliances are achieved.

Maintain all records related to the performance of facility management operations at the

site

Ensuring that the subcontractors are meeting their commitments on scheduled delivery of

trainings.

Ensure that the subcontractors have a planned, structured and solution-based approach

to the delivery of maintenance services.

Analyse call outs to understand trends; undertake strategic initiatives to minimize the

same.

Scheduled cross feedback from subcontractors and develop a mechanism to improve

services level & satisfaction scores.

Train team members on all Quality policies & procedures.

Audit sub-contractors on quality of materials & upkeep of the site.

Review the performance of Jones Lang LaSalle staff and conduct performance appraisals

from time to time.

Interface with the Jones Lang LaSalle’s HR department and the Operations Director

and make recommendations for the future trainings given to the site facility management

team.

Prepare and review the preventive maintenance register monthly and update the same to

Jones Lang LaSalle Operations Manager.

Analyse call outs to understand trends; undertake strategic initiatives to minimize the

same.

Tracking Contract Gross Margin and ensure that the opportunities are identified to

achieve CGM

Ensure carrying out the following activities

Report the monthly variance reporting – Budget vs Actuals vs Forecast

Ensure IFM complies with Local JLL Finance policies and controls

Prepare annual budget and quarterly forecast

Monthly expense and debtors’ management

Support Client/accounts’ billing and invoicing

Deliver finance training programs to Operations and be part of discussion with client Finance teams to ensure that Finance scores are always high

Work with site team to support contract pricing, pro-forma reviews and provide

contract language inputs as required

Client interaction to be done on regular basis or as required

Support ad hoc projects – technology and process

Timely and accurate reporting and quality analysis of financial results to senior

management

Proactive resolution of financial and operational issues

Partner the business to find improved ways of supporting business from a

financial perspective that have direct and indirect impact to profitability

Interface with client and Jones Lang LaSalle finance department to raise client billing

invoicing and follow up with the client representatives for the payments.

Implement Technology and share the analytics with the client

Develop MIS reports for Jones Lang LaSalle’s management team and

necessary client reporting.

Chair the monthly progress meeting.

Lead EHS for the Client

client Satisfaction scores and cost effectiveness to be ensured

Continuous improvement in the following: -

Morale and satisfaction of employees under management.

Identification of process improvement.

Ensure the Client's ESG data is updated and tracked

Ensure that the team participates in Innovation and cost saving

Skills, Experience and Education Qualification

Bachelor's Degree in any discipline, a minimum of 8 -10 years of

experience in a corporate environment.

Tertiary qualifications in building management and/or business are

desirable. Proven ability to function effectively as part of a team. Proven

ability to initiate and follow through with improvement initiatives.

Exposure and experience in dealing with multinational corporate

organizations.

Strong Analytical skills.

Good Leadership skills with ability to manage large teams

Ability to adapt and perform under pressure

Possess strong interpersonal skills with the ability to build rapport

quickly.

Good communication skills

In this role, your keen understanding of several angles in the site operations is crucial. You’ll provide full maintenance site services by carrying out building procedures and performance measures to guarantee that the facility is in top shape. Working with our corporate team, you’ll keep a close look at energy use, costs and building systems to find sweet spots and make informed decisions. On top of this, you should know exactly how to respond when issues come up. That’s why you’ll find it useful to always have an action plan to protect the site, and the health and safety of all staff members. Your ability to create great connections with vendors is also essential

to fulfil your site’s needs.
