Job description Elevate Multi-family prides ourselves on providing our residents with best-in-class service through impeccable property management and responsive support. We are currently in need of an ambitious Property Manager at Northern View Apartments https://www.northern-view.com that primarily serves students at Northern Kentucky

University. The ideal candidate will have experience in multifamily apartment management with preference in serving College students and dealing with yearly turn of

50% of the property. This position comes with a strong salary and additional bonus pay for leasing and Net Operating Income improvements on a quarterly basis. We work in a fun college focused atmosphere and this manager will be taking over a 97% leased high functioning complex with an experienced maintenance leader and successful leasing staff. Our employees are helpful and courteous, and we cultivate those same qualities in new hires.

Some weekend work may be required. Additional after hours work is required in July and August as we go through the turn of apartments as the new college year starts in

August.

As a Property Manager at this location you will focus on the financial growth and sound management of the site and your staff, successfully leasing and collections to drive increased Net Operating Income at the property. Because your job covers the entire property management, you have goals of not only leasing to as high an occupancy as possible, but also to control costs and grow profits for the complex each year. Looking for a leader that can further develop the existing staff and add to the property culture so we continue to be the place to rent at Northern Kentucky University.

Duties include, but are not limited to:

● Supporting the goals, policies and procedures of the business

● Building the right Marketing plan to generate leads to fill 170-190 beds each year. ● Build the right resident management plan to maintain a high level of renewals to keep above 50% each year. ● Working with ownership who also owns Elevate Multifamily to develop an agreed-upon annual budget, and manage the property to meet the revenue and expense targets in the budget

● Hiring, training, and overseeing the leasing, office and maintenance staff ● Overseeing the upkeep and maintenance of the property through timely response to work orders and proactive preventative maintenance programs ● Timely and effective management of accounts receivable and accounts payable ● Thoughtful management of property expenses with an eye towards achieving

NOI goals. ● Supporting Business Plan Goals Through Thoughtful Analysis & Leadership ● Assisting in analysis of the financial results, accounting, and reporting on the properties to help optimize performance and improve the accuracy of our business plan projections.

● Negotiating third party contracts for materials and services to get the best value for the property.

● Management of lease administration through the Yardi real estate operating system

● Teaming with Maintenance Leader to suggest capital improvements that preserve and increase value of the property

Skills:

● College Degree is preferred, some college experience or experience in running student focused apartments is required

● Experience with Northern Kentucky University is preferred ● Experience using Yardi or equivalent system that is geared towards student housing in strongly preferred ● 4 + years’ experience in leasing, property management, sales or real estate highly desired ● Excellent communication for customer service and closing skills in leasing ● Strong understanding of property management concepts and issues ● Able to develop staff particularly in leasing and administration ● Management of Multi-family maintenance able to partner with strong maintenance staff to keep site operating and constantly reducing costs

Job Type: Full-time

Salary: From $42,000- $48,000.00 per year dependent on experience and skills

Previous Managers have earned bonuses through Leasing and NOI improvements in excess of $10,000 annually
